 In my 27 years of experience in Property Management I have seen more changes than you can imagine. When I started in real estate the average rent per week was approximately $105 per week!
One important aspect that I have learnt in my 27 years of managing investment properties is you need to be up to date on the current market and as managers we need to be continually evolving along with the property market and client expectations. To do this we have surrounded ourselves with a fantastic team and have built a structure that allows each section to focus on what they do best!
Our Property Managers are just that! They manage properties. They do not Lease properties. We have a Specialised Leasing Department which allows for a focused team to ensure we maximise your rent whilst minimising your vacancy period. Property Managers have too many things to do and must prioritise and unfortunately this means the opportunity of selecting a great tenant maybe be missed!
For example:
A major storm strikes Canberra and damages numerous properties. This is not an uncommon event. With other agents, a Property Manager must drop everything and focus on crisis management of the storm damaged properties and if your investment property is vacant, showing a potential qualified tenant becomes a low priority.
With our structure, the Property Management Team would focus on crisis management, whilst the Leasing Department continue to focus on renting properties!! The philosophy is a simple one- No Tenant, No Rent, No Income!
 Having a specialised team also allows our agency to tailor a marketing package to rent your property. Most agents may simply use one website and one form of print media as this is an easy option for them rather then providing your property with maximum exposure. We allow you a number of sources for marketing your property as "You can't rent a secret"!
As a fellow investor, I also know the importance of knowing the latest and most detailed investment statistics. We pride ourselves on providing you with updated information through a number of free forums. These include monthly newsletters, regular client seminars/workshops and the opportunity to make an appointment at anytime with our Senior Management to discuss how your property is performing with the potential of gaining wealth through property ownership.
